Serracan About

for the city’s next chapter.
Serracan is a Vancouver-based real estate development company committed to creating urban, commercial and mixed-use developments that combine the ideal elements to transform our communities and our city.

Seracan About

WE BELIEVE we live in one of the best cities in the world. Urban real estate has experienced tremendous growth in demand, both for housing, and for commercial space to host the fast-changing workforce. Within that landscape, there are plenty of opportunities – but we must discover them. At Serracan, we particularly like to work in locations with the regenerative power to change our neighbourhoods, and our cities, for the better.

WE ARE a private company with real estate holdings in Western Canada. We are known for being entrepreneurial, with a strong operational competency, integrity and a long history of solid relationships. Our leadership team has partnered with significant public and private sector companies, on nearly every class of real estate – mixed use, commercial, and residential. We are pleased to apply that experience to today’s urban environment.

510 Seymour

At the corner of Pender and Seymour, 510 Seymour is a new boutique office offering that’s poised perfectly between Gastown’s new vibrancy and the traditional CBD.

510 Seymour brings new life to this fast-changing downtown precinct. The faceted layers and tailored facades of this new 10-storey commercial building reflect Vancouver’s signature urban workplace style.

510 Seymour is another key chess piece in the steady eastward shift of the Vancouver business district. Many forces contribute to this shift: premiere regional transit access; the growing social capital of Gastown and Chinatown; the unique charm of surrounding heritage buildings; and the atmosphere of youth and energy in the neighbourhood. 510 Seymour is poised to take advantage of all of this – and support the movement eastward.

This existing 1960s hotel surrounded by a massive parking lot will soon transform into a mixed-use community that will bring new life and action to Fraser and Southeast Marine Drive with four thoughtfully designed buildings, 363 city homes, curated shops, a daycare, and a generous park among a lush transit-oriented neighbourhood. This is where South Vancouver begins. And it’s clearly moving up from here. To learn more, click here.

extensive Regeneration

Serracan has teamed up with Walter Francl Architects for this extensive regeneration project. It’s set to change how the city sees this part of South Vancouver. Following an enhanced community consultation process with local residents, Serracan successfully rezoned the property into a new transit-oriented, mixed-use project, with a central park and roof garden flanked by four residential buildings.

Unanimous approval

Serviced by neighbourhood retail amenities, an on-site daycare and neighbourhood house, the project will stand as a key anchor on the revitalized new Fraser Street. The project received unanimous urban design panel approval, unanimous council approval, and remarkable community support.

Serracan Approach

Vancouver is an incredible place to live, but like many young and desirable cities, it faces real challenges as it grows. Our focus is on providing a variety of housing forms and creative work environments in projects that can be readily connected to diverse amenities and transportation options. We believe this approach will have a positive impact on our communities and city – for the long term.

This is our signature platform to design and develop residential, commercial, and mixed-use projects that address the unique opportunities and challenges of our city.

We have come to appreciate the profound value of taking all kinds of urban locations and transforming them into thriving civic, commercial, social, and residential hubs.

Over time, we have learned that there are no formulas for these kinds of projects. Every situation is different. Each has unique problems and, most importantly, its own untapped potential. To realize this potential, we make decisions efficiently, without bureaucratic delays, to facilitate business transactions for everyone’s benefit. Our process usually follows this sequence:

the urban sites with the most potential. Rezoning is often necessary. We are known in the industry for our successful track record of rezonings.

envision + draft

the masterplan that will most benefit the project and the community, with creative and flexible building and space design solutions that meet the needs of both residential and commercial occupants.

shape consensus

with the community using Serracan’s very robust and custom-tailored community consultation processes. The process achieves a positive balance between density and the economic, social and environmental improvements of the project and neighbourhood.

Craft the deal

that will best enrich partners, residents, tenants, and the surrounding neighbourhood alike. We are known for hands-on deal-making acumen in our commercial leasing and development operations.

build + create

the community vision in the real world – and bring new energy and life to the site and neighbourhood.

Let’s work together.
We’re known as a group who sees value in buildings and sites. We will consider sites that are prominent as well as those that are offbeat or unconventional.

“opportunity is missed by most people because it is dressed in overalls and looks like work.”– Thomas A. Edison

Finding these opportunities in a constrained geography with tremendous demand for land and buildings can be a challenge. All opportunities have to start somewhere – for us, it usually begins with a walk through the city, or a phone call.

Serracan Opportunities

Perhaps you are ready to take your business to the next level. But you need a space that’s more than just a place to run it. Every element of your new workplace reflects your brand: the location, the building you will occupy and the quality of space that your employees will call home. We understand this.

Or perhaps you’ve had a legacy family property or building for some time. You’ve been reconsidering different and bigger ideas for it, but you are not quite sure how to move forward or if it could work. We can help.

Or maybe, you are simply interested in selling an existing income-producing commercial building.

If any of these stories sounds familiar, or if you think you have an asset that would benefit from our process, we’d like to meet with you. We can partner or acquire opportunities at any stage of the development process. We are interested in developing new mixed-use, commercial and residential projects, as well as major reposition or retrofit projects.
